Animating only a few polygons from a mesh. . .

Lets say I have a flat plane or box and I want the center of the plane to collapse so that there is a hole in the middle of the plane, but I want to animate it (i'm not talking about modeling it). Is this doable? Do I have to refine the mesh in the particular area of the plane where I want to the hole to be? If so, how can I go about doing that? Also, how would I go about making those polygons just fall out of the plane itself?
Any suggestions would be great. Thanks for your time and help!
