Help! My subtitles disappear if i skip to next chapter

I have a DVD,build it and i noticed that my subtitles disappear after i skipped to a next chapter. It was not to the first chapter, was like after 3 chapters.
i had to do the project again for a reason, and now when i build it they disappear again, but after another chaptermark.
i'm a bit desperate!
it doesn't happen when i fast forward, so they reallky are there.
and yes, forced display is checked.

Ok! I found it...
Thought I'd post it here, in case someone else encounters the same problem.
Subtitles can not be placed across a chapter mark, or they disappear.
And subsequently: this is the case in all subtitle streams, even those that are not playing.

What you found is a big DVD-Video Spec no-no. But if I remember correctly Apple created a "workaround" for such situations around version 3.02. They busted that should subtitle fall across a marker, the program will automatically split the offending subtitle into two halves during muxing: one before and other after the marker. I never trusted it, and it seems that I was correct. But then again, all discs I have produced so far have subtitles.
