Airport Extreme "N" speeds

Hey guys,
Is anyone able to get consistent wireless-n speeds using their airport extreme base stations on Leopard?
I'm running Leopard 10.5.1 on a Powermac G5, wired via ethernet into an airport extreme which is set to extend a network from another Airport Extreme in another room of my house.
I'm fairly mac savvy and have scoured the net for every tweak possible (IPV6 off/on, 2.4 vs 5ghz, downgrading firmware, resetting stations, etc). The thing is, I used to get faster speeds, but back around the 7. update to the base stations and 10.4.9 updates (around maybe august?) my network speeds dropped dramatically.
For reference, I added the second base station to wire via ethernet into the G5 so that i could get N speeds on my PPC.
I've not had these two extremes for a year, and if they can't get speeds as advertised then I'm going to try to return them. I'm crossing my fingers that 10.5.2 will fix this issue. Right now my speeds aren't even fast enough to stream video.
