Playback sticking at various points in the Avid Xpress

Hey!
I have edited a project in AVID XPRESS. But during the play back it skips and the video lags a little but not always the same loction. I completed the entire sequence. I "squeezed it" in and burned it on a disc and it played fine.
What could possibly cause this?
It did it before after removing a few projects from the system, but after I defragged that drive it was fine for the previous project.
I tried compressing the files and doing a disc clean up as well but now this time it still does it when its played back in Xpress. But it burns fine!
HELP!
