Long render times with nested sequences

I have a project where I use a bunch of nested sequences to manage my main show.

Each sequence has three layers.
1. A graphic layer
2. A title layer
3. A 20-second image slide show (4-5 images with dissolves)
4. Audio is a VO for the clip.

Anyway, it takes FOREVER to render out my 6 minute show. Up to 30 minutes or more.

It takes longer in PPro 2, but CS3 is much faster.

If I have everything in the timeline, it renders quickly, but the problem with that is workflow. It's a 'Real Estate' show where each sequence is a property and my client changes them on a weekly basis, so having a sequence to drop in the show makes life easy.

Any suggestions?
