A/V Out-of-Sync

I converted a VOB file using Studio 11P. to a MPEG2 file. Then I imported the mpeg2 file into the AL7.2 program application. I completed some minor editing, added an AVI file in the front and in the back of the imported file (clip). Then I added a menu between the first avi clip and the imported clip (mpeg2). The completed project runs fine and behaves properly inside the program application using the onboard DVD editor, preview tab.
I then outputted the completed file using: DVD Direct-to-disk.
The output DVD plays fine, looks good and behaves properly in my home DVD player. But several spots on the DVD have very noticeable A/V out-of-sync problems. I repeated my steps, tried different edit presets (slowing down the bitrates), but the results are always the same. Any suggestions would be greatly appreciated.
